Who we are

First Home Guide is an independent UK website providing free guides, calculators, and advice for people buying a home in England and Northern Ireland. We are not owned by a bank, mortgage lender, estate agent, or any financial institution.

We are a small team of people who have been through the home-buying process and found the information landscape confusing, jargon-heavy, and often commercially motivated. We built First Home Guide to be the resource we wish we'd had.

Our editorial independence

Our guides and calculators are written and maintained independently. Commercial relationships do not influence our editorial content. We will tell you when a product or service is not suitable for your needs, even if we have an affiliate relationship with that provider.

When we recommend a service — such as a mortgage broker — it is because we believe it to be genuinely useful and reputable, not because they pay us the highest commission.

How we make money — Affiliate Disclosure

Under UK consumer protection regulations, we are required to disclose clearly when we earn money from recommendations. We are committed to going further than the legal minimum and being fully transparent.

First Home Guide earns revenue through affiliate partnerships. When you click certain links on this site and go on to sign up for or use a product or service, we may receive a commission from the provider. This is at no additional cost to you.

What this means in practice

Links marked "Sponsored" or with a note that "we may earn a commission" are affiliate links
Not all links are affiliate links — many links to HMRC, the FCA, and other official sources earn us nothing
The commission we receive does not increase the price you pay
Providers cannot pay to appear in our guides or calculators — our content decisions are made independently

We partner with regulated and reputable UK providers through the Awin affiliate network. Any link we may earn from is clearly marked "Sponsored" at the point of the link, and that label is always current even as partnerships change. Our active partners at present:

We are not a mortgage broker — we refer you to FCA-authorised brokers who provide the regulated advice
We are not a solicitor — nothing on this site constitutes legal advice
We are not affiliated with HMRC — our calculators use HMRC's published rates but are independently built

⚠️ Important limitation

Stamp duty rates, mortgage rules, and government schemes change. While we aim to keep all content current, you should always verify critical financial information with HMRC directly or with an FCA-authorised advisor before making decisions.

Accuracy and updates

We aim to update our calculators and guides promptly when tax rules or government policy changes. Our stamp duty calculator was last updated to reflect the April 2025 SDLT changes. If you believe any information is out of date, please contact us.
